10 Common Problems I Find During Birmingham Home Inspections

After years of inspecting homes across the Birmingham metro, the same ten problems keep turning up. Here they are, with photos from real inspection findings.

Buying a home in Birmingham is one of the biggest investments you'll ever make. Whether it's a charming older home in Hoover, a new build out in Leeds, or a mid-century ranch in Vestavia, every house tells a story — and most of them are hiding something.

After years of inspecting homes across the Birmingham metro, I've developed a pretty good sense of what to look for. Some problems show up in nearly every inspection. Others are sneakier, hiding in crawlspaces, attics, and behind walls where most buyers (and plenty of sellers) never think to look.

Here are the 10 most common problems I find during Birmingham home inspections — with photos from real inspection findings — so you know what to watch for before you sign on the dotted line.

1. Roof Damage and Aging Shingles

The roof is the first thing I check, and it's almost never perfect. Birmingham's heat, humidity, and storm seasons punish asphalt shingles. I routinely find cracked, curling, or missing shingles, granule loss, and flashed areas where water has already started sneaking in.

Why it matters: A compromised roof doesn't just leak — it sets off a chain reaction of damage to decking, insulation, and drywall. A roof nearing the end of its life is one of the most expensive items to replace, so knowing its true condition before closing is critical.

2. Foundation Cracks and Movement

Alabama's clay-heavy soil expands when wet and shrinks when dry, which puts constant stress on foundations. Stair-step cracks in block walls, vertical cracks in poured concrete, and signs of differential settling show up more often than you'd think — especially in homes built in the '70s and '80s.

Why it matters: Not every crack is a structural emergency, but some are. As a Certified Code Master Inspector, I can tell the difference between normal settling and movement that signals a real structural problem — and whether you need a specialist before you buy.

3. Plumbing Leaks and Corrosion

Slow leaks under sinks, corroded copper lines, and aging supply pipes are a regular finding. Many Birmingham homes still have original galvanized or polybutylene piping that's well past its service life. The green patina on copper fittings is a dead giveaway that water has been escaping for a while.

Why it matters: A small drip today is a flooded floor, ruined cabinets, and mold tomorrow. Hidden leaks also drive up water bills and can rot framing you can't see until it's too late.

4. Outdated or Unsafe Electrical Wiring

This is a big one in Birmingham's older neighborhoods. I frequently find panels with double-tapped breakers, aluminum branch wiring (a known fire risk), ungrounded three-prong outlets, and DIY wiring additions that were never permitted or inspected.

Why it matters: Faulty wiring is one of the leading causes of house fires. It's also one of the most expensive systems to bring up to code. Knowing what you're inheriting lets you negotiate repairs — or walk away from a money pit.

5. Aging HVAC Systems

Alabama summers are brutal on HVAC equipment, and many systems I inspect are 15–20 years old — well past the 10–15 year typical lifespan. I find cracked heat exchangers, clogged filters, corroded condensate drains, and units that have simply been run into the ground.

Why it matters: A failing HVAC system isn't just a comfort problem in our climate — it's a $5,000–$10,000 replacement waiting to happen. I'll check age, condition, and performance so you know exactly where you stand.

6. Crawlspace Moisture and Standing Water

A huge percentage of Birmingham homes sit on crawlspaces, and our humid climate makes moisture control a constant battle. Standing water, torn vapor barriers, and saturated insulation are commonplace — and most homeowners never go down there to check.

Why it matters: Crawlspace moisture leads to wood rot, mold, pest infestations, and even structural damage to floor joists. It also impacts the air you breathe upstairs, since up to 50% of the air in your home originates from the crawlspace.

7. Mold Growth in Attics and Crawlspaces

Where there's moisture, mold follows. I regularly find mold colonies on attic sheathing near roof leaks and on crawlspace joists where humidity has gone unchecked for years. The fuzzy black and green patches in this photo are a textbook example.

Why it matters: Mold isn't just an eyesore — it can trigger allergies, respiratory issues, and costly remediation bills. As part of every inspection, I offer mold testing so you know exactly what you're dealing with.

8. Poor Drainage and Grading Around the Foundation

This one surprises people. Soil graded toward the house, flowerbeds piled high against siding, and downspouts dumping water at the foundation are incredibly common. Every heavy rain sends water straight into the crawlspace or basement.

Why it matters: Poor drainage is the root cause behind a huge share of the foundation, moisture, and mold problems on this list. Fixing grading is cheap; repairing the damage it causes is not.

9. Attic Ventilation Problems

Proper attic ventilation is critical in a hot, humid climate like ours, but it's routinely botched. I find blocked soffit vents buried in insulation, insufficient ridge venting, and bathroom exhaust fans terminating in the attic instead of venting outside — pumping warm, moist air right into the space.

Why it matters: Bad ventilation shortens shingle life, drives up cooling costs, and creates the perfect conditions for mold and wood rot. It's a silent budget killer.

10. Damaged and Clogged Gutters

Gutters seem like an afterthought, but I find problems with them on most inspections. Sagging sections, rusted seams, clogs full of leaves and shingle granules, and gutters pulling away from the fascia are all common — especially with Birmingham's abundance of mature oak trees.

Why it matters: Overflowing gutters dump water directly at the foundation, feeding right back into the drainage, moisture, and foundation issues above. Clean, functional gutters are one of the cheapest ways to protect your home.
